The first time I saw the slogan “Keep Austin Weird,” I thought it was, well, weird. I wasn’t so sure I wanted to live in a city that was weird or be associated with someone who would use the slogan. I mean, who wants to be weird? But over time, I guess the slogan grew on me. And so did the house with the slogan blazed on the back, facing MoPac. There were countless times that I pointed out that house to out-of-town clients who were visiting Austin. With the bright blue background and the wild colors on each letter, it was a fun house to look at. Now, I heard on the news, the house is being sold! The owner said she was tired of going up and down stairs, now that she’s a little bit older. And, by the time I was seeing the story on the news, the letters had already been taken down. So, for all of you who have yet to come to Austin, you won’t be seeing “Keep Austin Weird” blazing across a house near MoPac and Enfield… Perhaps someone else will take over the job! The new Mueller development (pronounced “Miller”) has a number of new green built homes. The city of Austin must have given the builders encouragement to include green features in their homes! The first phase sold pretty well, so now the builders are working on the second phase of what was once the Austin airport. Now it is home to the new Dell Children’s hospital and some nice looking homes. See homes for sale in Mueller, or contact me for more details.
This home has been for sale for about a month so far. At the current price, I don’t expect it to sell very fast… It has great potential to be a wonderful home in this popular neighborhood, but it does need some personal touches to be added. The home sits on a flat .62 acre lot with plenty of mature trees. The master bedroom is downstairs with a sitting area and a flex room/sun room next to it. Upstairs are two more bedrooms. The listing agent states the home is updated – but it’s not your Pottery Barn-style updating going on here. However, with a little imagination and the right sales price, this home could be ideal! I showed a property just outside of Austin, in Dripping Springs, just recently. I was enchanted by the beautiful trees and the stacked stone wall in front of the home. I knew this would be a home with character and intrigue, and I was right! The stained and scored concrete floors are well done. The kitchen is beautiful with a large island and a one-of-a-kind sink (the sink is fascinating, but does need to be refinished – I’m sure there’s a story behind it). The sub-zero fridge has the panels that match the cabinets, which I like. There is a nice open living area, with great windows looking out to the neighbor’s horse pasture (and horses). If you are looking for acreage in a peaceful setting, this house may be right for you. If not, perhaps another nearby Dripping Springs property will work. Yesterday I went on a tour of some SW Austin homes with several other Realtors. Several of the homes were really great. Each had it’s positivies and negatives. One I liked a lot for a young family is 3016 Sussex Gardens Lane. It is very nicely decorated and looks almost new even though it was built in 1997. The front of the house is attractive, but the MLS photo doesn’t really grab you. The backyard is also not so fantastic, since it backs to Brodie, but it has potential. It would be good for a family since it is well-priced and close to the “exemplary” rated Baranoff elementary school. Another really neat house was in Onion Creek and would be well suited for a retiring person or couple who enjoy golf. The home has some tasteful custom features and a beautiful picture window looking out to the golf course behind the home. Finally, we saw a really cute house priced at $148K. It’s tough to find a home in Austin priced below $150K that is in good condition, but this one definitely is! The first home I owned in Austin was in the wonderfully ecclectic neighborhood of Travis Heights. I had a cute 1000 sq ft house with no garage and no central heat/AC. I bought the house for $50K with an FHA loan soon after graduating from UT (1991). At the time, the neighborhood was inexpensive and not nearly so popular as it seems to have become. Maybe I just had a different perspective then. It was pretty nice being able to walk to work if I wanted to, and back then, traffic wasn’t anything like it is today. Nowadays, I wonder if someone who has just graduated can afford the neighborhood. I suppose it depends on what their major was! I just looked up some homes down the street from where I lived. An “investor opportunity” (aka fixer-upper?) is on the market for $215K, for 754 sq ft, which comes out to $285/sf. If you’re interested in this opportunity, or others in the 78704 zip code, call me! A number of homes that are for sale in Shady Hollow are on a busy road – Brodie Lane. Homes that are on busy roads, particularly at busy corners, tend to sell slower than others. How do you get past this type of negative feature? You have to work hard to highlight all of the positive features of the house. Take the house at 3400 Spotted Horse as an example. This home is on the corner of Brodie and Spotted Horse. Being on a busy corner is a negative, BUT there are quite a few positive features that help balance the negative. First, it has a pool. Second, it’s on a large, 1/2 acre lot. Third, the lot has beautiful, tall oak trees all around. Forth, it’s in a popular neighborhood with an “Exemplary” elementary school and highly regarded middle and high schools. And finally, the bathrooms have been nicely remodeled. This would seem to be enough to balance out the negative of the busy road. Now it’s just a matter of the right buyer coming along and finding this great home!
