Park Place at Circle C

This small section of Circle C in Southwest Austin is comprised of just four streets and seems to be a close-knit community.  A bulletin board near the entrance displays community information and upcoming events.  Residents have access to all of Circle C’s amenities – the pool, parks and playgrounds, and nearby tennis courts and public golf course.  There is currently one home for sale in this section called Park Place, one home is under contract, and seven homes have sold in the last six months.  Homes in this neighborhood sell for around $300K-$350K, sometimes a little more or less.  Homes were built in 2003-2006.  The builder was Capitol Pacific.  Several of the homes back up to greenbelt and all have brick or stone exteriors.  View pictures and information about the home for sale: 6017 York Bridge, or call me to set up a showing of this or any other Circle C home.  Vikki Goodwin, Realtor, GRI, Homes ATX, 512-426-9090.

Unique Neighborhoods in the Austin Metroplex!

It is more common than not to find homes in Austin with front-facing garages.  I’ve recently had a request from an out-of-town potential home buyer.  He wants to buy a home that doesn’t “feature” the garage as part of the front facade.  That’s hard to find!  The reason is that alleys are very rare here.  However, there are three newer communities with affordable homes in the area that have alleys and rear-facing garages.  All three communities have been developed by the same nationwide homebuilder, they all have community pools, and they all have picket fences.  These neighborhoods are Plum Creek in Kyle, Turtle Creek in Round Rock and Cedar Park Town Center in Cedar Park.  If you need help finding a unique feature or a hard-to-find property, rely on me – I know the market!  Vikki Goodwin, Realtor, Homes ATX, 512-426-9090.

Green built homes in Austin – homes for sale!

Not too many Realtors are paying a lot of attention to this new growing market, but I am!  There are a number of “green built” homes in the Austin area, but very few Realtors list them as green built in their remarks.  I have several buyers who are looking for existing green built homes, or lots where they can build their own.  Right now there are two homes for sale in the city of Austin which have been labeled by their listing agents as green built.  One is 6905 Crosby Circle, listed by Austin Silent Market.  The other is 7901 Agarita,  listed by the Hill Country Green Team.  If you’d like to see either of these homes, contact me!  Vikki Goodwin, Realtor, Homes ATX, 512-426-9090.

Acreage, new construction, good schools-what more could you want?

Many of my clients are looking for acreage homesites – to get away from the hectic pace of everyday life in the city!  Today I had the pleasure of driving out to Elliott Ranch in Hays County, south of Austin and north of Kyle in the growing city of Buda.  Elliott Ranch is set back of the main road quite a ways, so you won’t just happen upon this neighborhood.  You can take FM 1626 from IH 35 and head west on Oakwood, left on Country Oaks, right on Elliott Ranch and keep on driving!  I viewed the home at 1761 Elliott Ranch Rd today.  It is a new construction home that needs some landscaping and new owners.  The home has 5 bedrooms with the master and a guest room downstairs.  There is a 3-car garage and the home is on 1.33 acre.  As is typical these days, the kitchen has granite and there is lots of crown molding.  This home is priced at $355,000.  View more details and photos, or call me for a showing!  Vikki Goodwin, Realtor, Homes ATX, 512-426-9090.

Harnessing the clean energy of the sun will continue to grow in popularity as we continue to hear about global warming. In Austin there are about 300 homes with solar panels right now, and about 10 homes with solar panels are for sale as of 11/1/07. If you are interested in installing solar panels, Austin Energy provides a huge up-front rebate that will cover the majority of the cost. If you are interested in buying a home with solar panels, installing solar at your home, or building a “green” home that incorporates solar, please contact me!  Vikki Goodwin, Realtor, 512-426-9090.
